IMG_5577Transferring Belize land in areas declared under the Belize Registered Land Act is done with a land transfer application. This requires submission of the original land certificate. If it is lost, then one must be obtained before transfer can take place.

A  Belize Land Certificate is obtained by registering the through First Registration. A land certificate is the only valid title for land in declared areas and it is required for any land matter.

In undeclared areas, several types of title are used to prove land ownership . These include Minister’s Fiat, Conveyance, Deed, First Certificate of Title (FCT) and Transfer Certificate of Title (TCT). These instruments are used to transfer Belize land in undeclared areas.  A certified copy can be purchased from the Lands Department but except for a FCT or TCT, further research is necessary to ensure that the document is the most recent title and also to find any restrictions that may be registered with the Department.

A conveyance or deed for Belize land in undeclared area can be converted to a First Certificate Title (FCT). These are transferred with a TCT and any matter registered with the Department is noted on the FCT or TCT. Buyers have more confidence in an FCT or TCT because there is no need to search for additional documents that may be registered.

      Hi Roy,

      The seller may provide a notarized sales agreement on which the payment or partial payment can be made. However, this document is only proof of purchase. A transfer of land application or conveyance (if in an undeclared area) must be submitted to the Lands Department for it to issue a new land title certificate.

      Did you get a ticket from the Lands Department for the submission of your land transfer application. If you have one, we can check on the status of your transfer. Lately processing of documents at the Lands Department has been moving at snail pace so it is not unusual for it to be taking a long time but regular checking on the status of your application would help.

    I need a certified copy of my land deed. How do I go about getting one?

      You need to visit the Lands Department in Belmopan to submit an application along with the fee. You may find a line but this can be done in a day. If you are unable to visit BLP can do it for a small fee plus the cost of the document.
